Nicklies Development specializes in updating, reconfiguring, repositioning retail shopping centers and freestanding buildings. A prime example of this is the former Sears Homelife Store located at 2001 South Hurstbourne Parkway in Louisville, Kentucky.
Nicklies Development purchased this property at auction and converted this 32,900 square foot furniture store to a 29,313 square foot retail strip center. This conversion entailed obtaining local entitlements, removing the front 25% of the building and constructing an addition to the side of the building, redesigning an award winning façade for the building, revising parking, signage and landscaping. This community shopping center is owned, leased and managed by Nicklies Development.
Nicklies Development has in-house legal, entitlements, construction management, finance, leasing and property management personnel who can handle all phases of a building or shopping center renovation.
Nicklies Development looks for well located property, vacant or improved. We prefer to purchase the property, however, we will consider leasing to obtain premier properties. We have the ability to assess and close on properties quickly.
We have also built or renovated the following properties:
- Bauer Center in Hikes Point on Taylorsville Road. We have renovated this center, most recently removing the old service station facility from the corner and building a new 1,800 square foot Starbucks with a community street clock and extensive landscaping.
- Belknap Center at 2306 Bardstown Road. We have updated the look of this small strip center by renovating the façade of this center and replacing signage.
- Dixie Center at 5300 Dixie Highway. We have redeveloped this former Zayre Center built in the 1960’s into a new shopping center anchored by Kroger and eleven national and local tenants.
- Tyler Village at 12613 Taylorsville Road and Westport and Freys Hill Road Center. Both of these centers required land assemblages and extensive collaboration with the neighboring residents through the zoning and entitlement process and through the construction and management phases.
- Valley Commons Shopping Center at 10613 Dixie Highway. This center required a land assemblage of five parcels including tenant relocations and buyouts with entitlements, rezoning and resolution of pre-existing environmental issues.
