Acquisitions

Nicklies Development specializes in updating, reconfiguring and repositioning retail shopping centers and freestanding buildings.  A prime example of this is the former Sears Homelife Store located at 2001 South Hurstbourne Parkway in Louisville, Kentucky.

Nicklies Development purchased this property at auction and converted this 32,900 square foot furniture store to a 29,313 square foot retail strip center.  This conversion entailed obtaining local entitlements, removing the front 25% of the building and constructing an addition to the side of the building, redesigning an award winning facade for the building, revising parking, signage and landscaping.  This community shopping center is owned, leased and managed by Nicklies Development.

Nicklies Development has in-house legal, entitlements, construction management, finance, leasing and property management personnel who can handle all phases of a building or shopping center design, renovation and construction.

Nicklies Development utilizes its’ ability to assess and close on properties quickly to facilitate the purchase or lease of well-located premier properties.

Nicklies Development has also built and renovated the following local properties:

  • Bauer Center in Hikes Point on Taylorsville Road.  Renovation of this 29,161 square foot center began in 2006 with the demolition of an outdated service station and building a new free-standing 1,800 square foot Starbucks coffee shop with a Verdin Company 12 foot tall historic street clock and extensive landscaping.  Renovation of this center completed in 2010 with the addition of the city’s first Lenny’s Sub Shop, a nationally franchised authentic philly cheese steak & deli fresh sandwich shop.
  • Belknap Center at 2306 Bardstown Road.  Renovation of this 3,845 square foot historic neighborhood center entailed an entire new façade, paint, and signature signage.  The center is now anchored by two national tenants and is fully leased.
  • Dixie Center at 5300 Dixie Highway.  Renovation of this former Zayre Center, built in the 1960’s, was completed in 2007 and 2008 and created a fully functioning community retail center which is anchored by the Kroger Company.  The retail portion is now a new shopping destination with eleven national and local tenants.  This center was sold in December 2008.
  • Tyler Retail Village at 12613 Taylorsville Road.  This 160,000 square foot center is a shopping destination anchored by a 65,000 square foot Kroger grocery store.  The layout is a Town Center form with 40,000 square feet of inline retail space and six road-front commercial outlots.  Co-anchoring the center is a 12,000 square foot Norton Hospital-managed immediate care center and medical office complex.  The design and construction phases of this unique shopping center required complex land assemblages and extensive collaboration with neighboring residents and multiple jurisdictional entities during the zoning and entitlement process.
  • Westport and Freys Hill Retail Center at 10308 Westport Road.  Westport and Freys Hill Road is a 56,876 square foot shopping center located at 10308 Westport Road in Louisville, Kentucky. Built in 2004, the center is anchored by PetsMart, Half Price Books, and Factory Card Outlet. Other tenants include Computers Plus, Oreck and Scottrade.
  • Valley Commons Retail Center at 10701 Dixie Highway.  Valley Commons is a 92,000 square foot retail shopping center.  Leasing is underway for 9,600 square feet of retail space adjacent to the new 82,000 square foot Kroger.  New tenants include 20/20 Eye Care & Papa Johns.  Two prime outparcels totaling 1.06 acres are also available.  This center required a land assemblage of five parcels, including tenant relocations and buyouts.  Entitlements required rezoning and the mitigation and resolution of pre-existing environmental conditions governed by local, state and federal regulators.
  • Mount Washington Commons.  Mt. Washington Commons is a 90,000 square foot retail shopping center located on the US 31 Bypass in Mt. Washington, Kentucky.  Leasing is underway for 15,000 square feet of new retail space adjacent to a new 75,000 square foot Kroger which opened in September 2009.  New tenants include Sun Tan City, Fantastic Sam's, El Nopal, Little Caesar's and the first corporately owned inline Kentucky Fried Chicken.  This property required the relocation and mitigation of federal and state regulated waterways and the consolidation of seven parcels owned by private and governmental entities.  This is the newest destination shopping center for the City of Mount Washington in the last decade.
  • Fern Creek Commons.  Fern Creek Commons is an 11.5 acre property resurrected out of bank foreclosure.  Nicklies Development breathed new life into a once promising development that seemed destined for court battles and an overgrowth of weeds.  The property was re-entitled for its original purposes with future flexibility for varied commercial and retail uses.  Today, the property is home to a brand new Walgreens Drug Store and remains the future home of a 100,000 square foot medical complex operated and managed by Baptist East Health Care System.
